For a restaurant that is already open

Restaurant report

Already open: where your prices sit against nearby menus, which weeks to staff for, and what changed that you pay for. Best with your menu link.

For a location you are thinking about opening

Local area report

Before the lease: what menus near that address charge for your price range, what fills the local calendar, which wage, tax and licensing rules apply, and where demand is moving. A street address or just a neighborhood.

From the example report · Dixieland, Lakeland, FL · observed Oct 1, 2026

Comparable menus · 4 menus verified · dine-in and pickup

Across four verified lunch menus within about a mile, a chicken sandwich runs $9.75 to $15.99. The two downtown sit-down spots sit at $12.15 and $12.99.

Research uncertainty: the $9.75 item is a cold chicken salad sandwich on a pickup menu, so it anchors the low end rather than competing with a hot sandwich.

What you will know

01 / NEARBY MENUS

Where your prices sit

Example: chicken sandwich $9.75 to $15.99 across four menus, with dine-in and pickup kept separate.

Am I inside the local range, or do I need a reason not to be?

02 / THE NEXT 12 MONTHS

Which weeks to staff for

Example: First Friday on Oct 2, Nov 6 and Dec 4, 2026; SUN 'n FUN Apr 6 to 11, 2027 with roughly 200,000 expected.

Confirmed dates, and recurring events whose dates are not announced yet, listed apart.

03 / RULES

What changed that you pay for

Example: $15.00 Florida minimum wage in force since Sept 30, 2026; Polk County meals tax 7%.

Each item labelled effective, enacted or proposed, with jurisdiction and source.

04 / LOCAL SIGNALS

Where demand is moving

Example: lunch competition on the corridor rose in 2026, reported by two publishers.

A trend needs two local sources. One article is a signal, and we say which is which.

Confirmed dates separated from recurring events that are not yet announced
Regulatory items labelled as effective, enacted or proposed
Local signals distinguished from national context and unsupported gaps

Who it is for

  • An independent owner or GM pricing a menu or a new item
  • Someone opening a second room or choosing a neighborhood
  • A concept that needs a local picture before the lease

Who it is not for

  • Lenders who need a feasibility study
  • Anyone who needs a zoning answer or legal advice
  • Chains with a research desk and a POS data warehouse

Who makes it

MenuSpy is built in Lakeland, Florida. We run the research pipeline ourselves, we publish the free city reports and the menu price index on this site, and we would rather show you a gap than fill it with a guess. Every report is a dated snapshot with sources and stated limits, not a forecast.

What this is and is not

This is a sourced research snapshot for one location or concept. It is not legal advice, a zoning approval, a sales forecast or a lender-ready feasibility study. A neighborhood-only request is clearly marked as area research.

Before you order

What is the difference between the restaurant report and the local area report?

The restaurant report is for a place that is already open: it compares your menu with nearby menus and shows which weeks, rules and local signals matter for your pricing. The local area report is for a spot you are considering before you sign a lease: it shows what menus near that address or neighborhood charge for your intended price range, what fills the local calendar, which wage, tax and licensing rules apply, and where demand is moving. Both are $79 once and both link every source.

Is this a subscription?

No. $79 buys one report: a restaurant report for one open restaurant, or a local area report for one location you are considering. No recurring billing and no account required.

How long does it take?

Research starts when payment clears and runs in stages: comparable menus, events, regulations, local signals, then assembly. You get an email with a private link when it is ready. We do not quote a delivery time yet because we are still measuring real orders. If your order needs attention, you hear from us at the email you gave.

What if I haven't chosen an address yet?

Order the local area report with a neighborhood, city or ZIP instead of a street address. We label it area research. It does not establish site feasibility or zoning approval.

What if my menu is not online?

Order anyway. Without a public menu link the report benchmarks the local range and cannot compare your items one by one. If your menu goes online later, a new order is a new snapshot.

Are all events confirmed?

Only dated organizer or venue listings can support confirmed dates. Annual and recurring events without announced dates are labelled separately. A twelve-month search window does not guarantee listings in every month.

How are the sources checked?

Findings carry source links and excerpts. We distinguish independently matched excerpts from sources that still need manual checking. These checks cannot guarantee every interpretation is correct.

Who makes this?

MenuSpy is a two-person company in Lakeland, Florida. We built the research pipeline, we publish the free city reports and the menu price index on this site, and we answer contact@menuspy.ai ourselves.

What if the report cannot be completed?

The order is flagged for review when research or delivery fails. Contact contact@menuspy.ai with your checkout details for a resolution; do not place a duplicate order.

Can I keep a PDF?

Yes. Open the private link, then use Print / save PDF. The private link is available for 90 days. The report is a snapshot, not ongoing monitoring.
